Terms of Service

By creating an account or using The Lake OS (the "Service"), you agree to these Terms of Service and to our Privacy Policy. The Service is provided to verified residents and authorized members of residential communities managed through the LakeOS platform.

2. Eligibility

You must be at least 18 years old (or an authorized household member of a primary resident) and must accurately verify your residency or property ownership within your community to use the Service. Misrepresentation may result in suspension or termination.

3. Account Responsibility

You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. Do not share your account with non-residents.

4. SMS / Text Messaging Program

Program name: LakeOS Community Notifications.

Program description: LakeOS sends SMS notifications to opted-in residents across five categories: (1) gate access and guest pass alerts, (2) guest pass confirmations and expirations, (3) community safety and public safety advisories, (4) community announcements including events and maintenance notices, and (5) account and payment reminders for dues and fees. All messages are transactional and operational. No marketing messages are sent through this program.

Opt-in: Residents opt in by checking a clearly labeled SMS consent checkbox during registration at thelakeos.com. Consent is voluntary and not required to use the platform.

5. Guest Pass Consent

By entering a guest's mobile number and choosing to send a text, you confirm that your guest has agreed to receive a one-time SMS or MMS from The Lake OS containing their pass details. You agree not to enter mobile numbers without the recipient's permission.

Dues and citation payments processed through the Service are final once submitted, except where required by law or association policy. Disputed citations may be challenged through the in-app dispute workflow.

8. Suspension and Termination

We may suspend or terminate accounts that violate these Terms, are delinquent on dues, or otherwise compromise the community. Suspended users retain access only to the dues payment flow.

9. Disclaimers

The Service is provided "as is" without warranties of any kind. The Lake OS is not liable for indirect, incidental, or consequential damages arising from use of the Service.

10. Changes

We may update these Terms from time to time. Continued use of the Service after changes are posted constitutes acceptance of the revised Terms.
